Terms of business
Last updated: 21 October 2026
These terms of business set out how HHL Property Deals (“HHL”, “we”, “us”) works with cash buyers and investors who buy property through us (“you”). Please read them carefully. By asking us to source a property, requesting a deal pack or reserving a deal, you agree to these terms. Any fees and deal-specific terms will be confirmed to you in writing before you proceed; if they differ from these terms, the written agreement takes priority.

We source and package high-yield residential property deals in Blackpool and the North West.
2. Our services
For investors
We find and package high-yield residential property deals in Blackpool and the North West, including flips, buy-to-let, BRRR and HMOs. Where a deal suits you, we provide a deal pack with the information we have gathered, introduce you to the seller and support the purchase through to completion.
3. What we don’t do
We are a property sourcing agent. We are not your solicitor, surveyor, mortgage broker, accountant or financial adviser, and we are not authorised by the Financial Conduct Authority. Nothing we say or provide, including deal packs, figures or this website’s calculator, is financial, investment, tax or legal advice. You should take independent legal, financial and tax advice before buying or selling any property.
4. Your responsibilities
- Give us accurate, complete information and tell us promptly if anything changes.
- Carry out your own due diligence on any property, including a survey and legal searches by your own solicitor, before you commit.
- Make sure you have the funds or finance in place to proceed within the timescales agreed.
- Sellers: confirm that you own the property, or are authorised to sell it, and tell us about anything that may affect a sale, such as tenancies, charges or known defects.
5. Identity and anti-money laundering checks
UK law requires us to verify the identity of the people we deal with and, for buyers, the source of their funds. We will ask for photo ID, proof of address and proof of funds before we release full deal details or accept a reservation, and we may use an electronic verification service. We cannot act for you until these checks are complete, and we may decline to act or stop acting if they are not satisfactory. Where the law requires, we must report suspicions to the National Crime Agency and may not be able to tell you that we have done so.
6. Fees
Investors
- Our sourcing fee for each property is [Placeholder]. The fee for each deal is agreed with you in writing before you proceed.
- Payment: [Placeholder].
- Refunds: [Placeholder].
7. Your right to cancel
If you are a consumer and our agreement is made at a distance (for example by phone, WhatsApp or email) or away from our business premises, you have the right to cancel within 14 days of entering into it, without giving a reason, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. To cancel, tell us clearly by message, email or letter using the details in section 1.
If you ask us to start work within the 14-day cancellation period and then cancel, you may have to pay for the services provided up to the time you cancel. If we have fully provided the service within that period at your request, you will lose the right to cancel. These cancellation rights do not apply if you are acting for a business, such as a limited company buying as an investor.
8. Deal information and figures
Deal packs are prepared with care, using information from sellers, agents, public records and our own research. Purchase prices, refurbishment costs, rents, valuations and yields are estimates and projections, not guarantees. Property values and rental income can go down as well as up, and past performance is no guide to the future. We will tell you about anything we know that is likely to affect your decision, but you must check the information for yourself before you commit.
9. Confidentiality and introductions
Deal packs and property details are shared with you in confidence. You agree not to share them with anyone else, other than your own professional advisers, and not to contact the seller, their agent or any third party about the property other than through us. If you, or anyone connected with you, buy a property we introduced within [Placeholder] of the introduction without going through us, our fee will still be payable.
10. Our liability
We will provide our services with reasonable care and skill. We are not responsible for the performance of any investment, for decisions made by sellers, lenders, solicitors or other third parties, or for any indirect or consequential loss, such as loss of profit or opportunity. Our total liability to you in connection with any deal is limited to the fees you have paid us for that deal. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law, and nothing affects your statutory rights as a consumer.
11. Complaints
We want to put things right if something goes wrong. Please raise any complaint with the HHL team, in writing if possible, using the details in section 1.
- We will acknowledge your complaint within [Placeholder].
- We will look into it and send you our final written response within eight weeks.
- If you are not satisfied with our response, or we haven’t resolved your complaint within eight weeks, you can refer it to The Property Ombudsman, free of charge, within 12 months of our final response: www.tpos.co.uk.
12. Your personal information
We use your personal information as described in our privacy notice.
13. General
- We may update these terms from time to time. The version in force when you instruct us applies to that instruction.
- If any part of these terms is found to be unenforceable, the rest will still apply.
- These terms are governed by the law of [Placeholder], and the courts of [Placeholder] have jurisdiction. If you are a consumer living in Scotland or Northern Ireland, you may also bring proceedings in your local courts.
